Ces obligations incluent, mais sans s&rsquo;y limiter, de :<\/p>\n<ul>\n<li>D\u00e9livrer le logement en un bon \u00e9tat de r\u00e9paration, d&rsquo;habitabilit\u00e9 et de propret\u00e9 ;<\/li>\n<li>Procurer la jouissance paisible du logement pendant toute la dur\u00e9e du bail ;<\/li>\n<li>Assurer un acc\u00e8s s\u00e9curitaire \u00e0 l&rsquo;immeuble ;<\/li>\n<li>Assurer la protection contre le vol ;<\/li>\n<li>Garantir que le logement puisse servir \u00e0 son usage normal et l&rsquo;entretenir \u00e0 cette fin durant toute la dur\u00e9e du bail ;<\/li>\n<li>Faire toutes les r\u00e9parations n\u00e9cessaires, \u00e0 l&rsquo;exception des r\u00e9parations d&rsquo;entretien mineures qui sont assum\u00e9es par le locataire \u00e0 moins qu&rsquo;elles ne r\u00e9sultent de la v\u00e9tust\u00e9 ou de forces majeures ;<\/li>\n<li>Respecter les lois relatives \u00e0 la s\u00e9curit\u00e9, la salubrit\u00e9, l&rsquo;entretien et \u00e0 l&rsquo;habitabilit\u00e9 du logement et\/ou de l\u2019immeuble ;<\/li>\n<li>S&rsquo;assurer que le nombre d&rsquo;occupants respecte les conditions normales de confort et de salubrit\u00e9 ; et<\/li>\n<li>Ne pas changer la forme ou la destination du logement, ce qui inclut les interdictions d&rsquo;Airbnb si tel est le cas.<\/li>\n<\/ul>\n<p>L&rsquo;obligation du locateur d&rsquo;assurer la jouissance paisible du logement est une obligation de r\u00e9sultat. Ce qui signifie qu&rsquo;un locateur ne sera pas en mesure d&rsquo;invoquer son comportement raisonnable et diligent pour s&rsquo;exon\u00e9rer de toute responsabilit\u00e9.
