Tout en ne pouvant refuser au locataire une telle sous-location sans un motif s\u00e9rieux, le locateur a cependant le droit d&rsquo;\u00eatre avis\u00e9 et de consentir \u00e0 la sous-location.<\/p>\n<p>Quand il s&rsquo;agit de sous-location de type Airbnb, un locateur peut restreindre ou interdire compl\u00e8tement une telle activit\u00e9.<\/p>\n<p>Si un locataire effectue une sous-location de type Airbnb en violation du bail, il peut \u00eatre soumis \u00e0 une ordonnance de la R\u00e9gie du Logement demandant la <a href=\"https:\/\/staging.schneiderlegal.com\/fr\/droit-immobilier\/solutions-et-procedures-judiciaires-pour-un-proprietaire#execution\/\"><span style=\"text-decoration: underline;\">cessation d&rsquo;une telle activit\u00e9<\/span><\/a>, ou d\u00e9pendant des circonstances, voir son <a href=\"https:\/\/staging.schneiderlegal.com\/fr\/droit-immobilier\/solutions-et-procedures-judiciaires-pour-un-proprietaire#bail\/\">bail r\u00e9sili\u00e9<\/a> en vertu de l&rsquo;article 1973 du Code Civil du Qu\u00e9bec.<\/p>\n<p>Le locateur doit \u00eatre prudent en autorisant la sous-location de type Airbnb car une telle activit\u00e9 peut engager la responsabilit\u00e9 civile d&rsquo;un locateur en plus d&rsquo;attirer certaines implications fiscales qui peuvent \u00eatre engendr\u00e9es par le locateur. De plus, des amendes et des p\u00e9nalit\u00e9s peuvent \u00eatre impos\u00e9es au locateur de l&rsquo;immeuble, m\u00eame s&rsquo;ils ne connaissent pas ou ne permettent pas une telle activit\u00e9.<\/p>\n<p>Il convient \u00e9galement de noter que la couverture d&rsquo;assurance d&rsquo;un immeuble variera \u00e9galement si le sous-louage de type Airbnb est autoris\u00e9.
