L&rsquo;acc\u00e8s illimit\u00e9 aux documents n&rsquo;est r\u00e9serv\u00e9 que pour le Syndicat lui-m\u00eame et non \u00e0 tous les copropri\u00e9taires.<a href=\"#_ftn7\" name=\"_ftnref7\">[7]<\/a><\/p>\n<p>La d\u00e9cision <em>Fortier c. Syndicat des copropri\u00e9taires Condominium les Ch\u00e2telets 2008<\/em> a confirm\u00e9 que tous les documents disponibles pour des fins de consultation par les copropri\u00e9taires sont ceux sous l\u2019\u00e9gide des articles 1070 et 1087 du <em>C.C.Q.<\/em><a href=\"#_ftn8\" name=\"_ftnref8\">[8]<\/a><\/p>\n<p>Les documents \u00e9nonc\u00e9s sous l\u2019article 1070 <em>C.C.Q<\/em> incluent:<\/p>\n<p style=\"padding-left: 30px;\">&#8211; \u00a0Le registre des copropri\u00e9taires;<\/p>\n<p style=\"padding-left: 30px;\">&#8211; Les proc\u00e8s-verbaux des assembl\u00e9es des copropri\u00e9taire et du conseil d\u2019administration;<\/p>\n<p style=\"padding-left: 30px;\">&#8211; La d\u00e9claration de copropri\u00e9t\u00e9;<\/p>\n<p style=\"padding-left: 30px;\">&#8211; La copie du plan cadastral;<\/p>\n<p style=\"padding-left: 30px;\">&#8211; Les plans et sp\u00e9cifications de l\u2019immeuble; et<\/p>\n<p style=\"padding-left: 30px;\">&#8211; Tous autres documents relatifs \u00e0 l&rsquo;immeuble et au Syndicat.<\/p>\n<p>&nbsp;<\/p>\n<p>Les documents \u00e9nonc\u00e9s sous l\u2019article 1087 <em>C.C.Q<\/em> incluent:<\/p>\n<p style=\"padding-left: 30px;\">&#8211; Le bilan financier du Syndicat;<\/p>\n<p style=\"padding-left: 30px;\">&#8211; L\u2019\u00e9tat des dettes et cr\u00e9ances du Syndicat;<\/p>\n<p style=\"padding-left: 30px;\">&#8211; L\u2019\u00e9tat des r\u00e9sultats de l\u2019exercice \u00e9coul\u00e9;<\/p>\n<p style=\"padding-left: 30px;\">&#8211;\u00a0 Le budget pr\u00e9visionnel;<\/p>\n<p style=\"padding-left: 30px;\">&#8211; Tout projet de modification \u00e0 la d\u00e9claration de copropri\u00e9t\u00e9; et<\/p>\n<p style=\"padding-left: 30px;\">&#8211; Les notes sur les modalit\u00e9s essentielles de tout contrat propos\u00e9 et de tout travaux projet\u00e9s.<\/p>\n<p>&nbsp;<\/p>\n<p><a href=\"#_ftnref1\" name=\"_ftn1\"><\/a><\/p>\n<p><a href=\"#_ftnref1\" name=\"_ftn1\"><\/a>[\/vc_column_text][mk_divider style=&nbsp;&raquo;shadow_line&nbsp;&raquo; margin_bottom=&nbsp;&raquo;50&Prime;][vc_column_text]<a href=\"#_ftnref1\" name=\"_ftn1\">[1]<\/a> <em>C.C.Q.<\/em> Art. 342;<\/p>\n<p><a href=\"#_ftnref2\" name=\"_ftn2\">[2]<\/a> <em>C.C.Q.<\/em> Art. 343.<\/p>\n<p><a href=\"#_ftnref3\" name=\"_ftn3\">[3]<\/a> <em>C.C.Q.<\/em> Art. 1039.<\/p>\n<p><a href=\"#_ftnref4\" name=\"_ftn4\">[4]<\/a> <em>C.C.Q.<\/em> Art. 1070.<\/p>\n<p><a href=\"#_ftnref5\" name=\"_ftn5\">[5]<\/a> <em>Rehmat c.
